KITCHENS

• The custom designed, fully fitted kitchens include an integrated stainless steel oven and ceramic hob, integrated washer/dryer*, integrated fridge/freezer, integrated dishwasher and a telescopic extractor hood. Worktops are laminate with matching upstands.

BATHROOMS & EN SUITES

• The contemporary bathrooms and en suites feature stylish white sanitaryware from Ideal Standard, a white enamelled steel bath and choice of floor tiling and wall tiles to the vanity wall, bath surround walls and shower area**. There is a contemporary chrome bath shower mixer and heated chrome ladder towel rail. En suite showers have a clear glass screen.

ELECTRICAL

• There are TV points to the living rooms, studies and bedrooms. All homes have a carbon monoxide detector and smoke detectors with battery backup. Apartments have video entry phones. There is wiring for a home entertainment system - the system can be provided as an optional extra. There are burglar alarms to three and four bedroom villas and penthouses, and they can be provided to other homes as an optional extra.

INTERNAL FINISH

• There are porcelain floor tiles throughout the hallways and living/dining/kitchen areas. Internal doors are white with chrome door furniture. There is a fitted wardrobe with white doors to bedroom one of the courtyard homes, and the villas have an additional wardrobe to bedroom two. The walls and ceilings are painted white throughout with matching skirting.

ENERGY EFFICIENCY & HEATING

• The majority of lighting is low voltage/low energy, both internally and externally and A-rated appliances are fitted throughout. Homes are fitted with an efficient condensing gas boiler and thermal store system for underfloor central heatingt. The large glazed areas allow natural light and heat into the home, and the solar thermal collectors are fitted to each roof to access the sun’s energy.

NHBC

• Each home will be independently surveyed during construction by The National House-Building Council, who will issue their 10-year warranty certificate on completion of the homes.
